DESCRIPTION
| Apartment Investment & Management, or Aimco, is a Maryland corporation incorporated on January 10, 1994. It is a self-administered and self-managed real estate investment trust, or REIT, engaged in the ownership and operation of a diversified portfolio of apartment properties. Through its wholly-owned subsidiaries, AIMCO-GP, Inc. and AIMCO-LP Trust, owns a majority of the ownership interests in the Aimco Operating Partnership. The Company conducts substantially all of its business and owns substantially all of its assets through the Aimco Operating Partnership. Interests in the Aimco Operating Partnership are referred to as ‘OP Units.’ OP Units include common partnership units, high performance partnership units and partnership preferred units, which it refers to as common OP Units, HPUs and preferred OP Units, respectively. The Company’s business is organized around two core activities: Property Operations and Portfolio Management. The Company’s owned real estate portfolio is comprised of two business components: conventional and affordable property operations, which also comprise its reportable segments. The Company’s conventional property operations consist of market-rate apartments with rents paid by the resident and included 175 properties with 55,879 units. The Company’s property operations currently are organized into two geographic areas, the West and East. Portfolio management involves the ongoing allocation of investment capital to meet its geographic and product type goals. It targets geographic balance in its diversified portfolio in order to optimize risk-adjusted returns and to avoid the risk of undue concentration in any particular market. It also seeks to balance the portfolio by product type, with both high quality properties in excellent locations and also high land value properties that support redevelopment activities. The Company’s portfolio strategy also focuses on asset type and quality. |
